Location

The subject property is located at the junction of Dimarchos Angelos Metaxas and Pandoras streets in Glyfada. Glyfada is one of the largest seaside suburbs of Attica which is surrounded to the south by the Municipality of Vari- Voulas-Vouliagmenis, to the north by Argyroupolis-Ellinikou, to the east by Ymittos and to the west by the Saronic Gulf.

Description

The landplot of the property is 713,75 m2, has the KAEK 050412302008 and is located on the urban block 37, on the Ag. Metaksa 48 str., in Glyfada. The building follows the pavement along Ag. Metaksa’s str and touches Pandora’s str, with any open area in the south-western entrance to the basement being covered with ceramic tiles.

The subject is a commercial property consisting of basement, ground floor, mezzanine and 1st floor. The building consists of reinforced concrete while the frames are double-glazed aluminum. The areas that were provided are as follows:

Basement

The basement of the building has an area of 409.4 m2 and consists of auxiliary spaces which support the activity of the stores located on the ground floor. Each of the two stores has its own basement with the corresponding configurations that serve each use.
The part of the basement which is used by the tenant under the name MET and PAN I.K.E. "OPUS" has a kitchen area, WC for men, women and staff. In the kitchen area, the floor and the side walls are covered with white ceramic tiles, while the ceiling is a false ceiling, partially coated and colored plasterboard, with recessed spotlights and partially with mineral fiber panels with square recessed lights. The WC area is covered both on the floor and on the side walls with gray and white ceramic tiles, while the sanitary ware is ceramic in myrrh color.

Finally, the adjacent store on the ground floor is operated by the company P.G. Fotinopoulos and Co. E.E, which according to the provided documentation is currently called MPARMPOUNAKI E.E., where basement space is used and is accessible via an internal wooden staircase from the ground floor. The floor of the basement in question is covered with ceramic tiles while the ceiling is covered with plastered and colored plasterboard

Ground floor

As already mentioned, the ground floor consists of two distinct shops. The shop in which the lessee MET and PAN IKE operates. "OPUS" is corner and has exclusive use of greenery which extends on both sides of the store. The green area is covered with a metal pergola, while there are mobile glass panels around the perimeter. Inside, the store has a modern decoration. The floor is partially covered with ceramic tiles and partially with wood, while the ceiling is decorated with constructions made of various materials as well as the perimeter masonry. At the rear of the store there is also a kitchen area which has the same configuration as the kitchen area in the basement of the store as described above. Finally, there are also mobile glass panels in the shop inside the pergola.

The second store in a row, in which the company MPARMPOUNAKI E.E. has a movable fabric pergola, which covers the wooden tables laid on the frontage of the restaurant. Main access to the restaurant is achievers through its frontage and the double sided wooden doorway. The floor of the store is covered with white ceramic tiles while the walls are plastered and painted. The roof of the shop internally includes a wooden decorative structure. The store also has a loft which is accessible via an internal wooden staircase and is used as a storage space.

Mezzanine

The mezzanine of the building is accessible either through the "OPUS" store or from the main entrance of the building, and through a metal staircase, which is located on Pandoras Street and through an external corridor. The mezzanine consists of two rooms and the vestibule of the staircase. One of the two spaces is used as storage while the other space is used as an office. The configuration of the two spaces is the same with the floors being of the laminate type while the ceilings are false ceilings having mineral fiber panels with square recessed lighting bodies. The vestibule in the stairwell has a floor covered with ceramic tiles.

First Floor

The first floor (the building’s signs refer to this floor as the second floor) consists of office spaces. In total, the floor has 6 office spaces, a meeting room, a reception area, a small kitchen area and WC. The office spaces are separated from each other by fixed partitions made of PVC material and sandblasted glass panes. The floor is made of wood, while the ceiling is a false ceiling made of coated and colored plasterboard with recessed spotlights. The WC is divided into male, female and guest and has ceramic tiles on the floor and on the perimeter masonry up to about the middle. The vertical communication between the levels of the building is achieved by a metal staircase which serves all levels. The building also has an elevator that leads to all levels. The building has a cooling-heating system with units installed on its roof. It also has a ventilation system. The building has a fire safety system which consists of smoke detectors, siren, hand fire extinguishers and fire stations. There is also an alarm system with motion sensors as well as an installed CCTV system. Indicative photographs of the property taken on the date of our inspection are provided below.
