Syros Land Plots

These are the two pieces of land for sale in Galissas bay, Syros island. In Blue colour is our property, about 69.000 square meters. in Red color are 11.200 square meters that will go together with the south blue part. These are "private forest" and can be used as i.e. a golf court, promenade and bicycle course etc...

The Yellow area -8.200 square meters- belongs to friends of the owner and can be discussed as well at a later stage. Another important fact is that the properties are all divided in 4.000+ square meters divisions, allowing for a 5% building coverage (unless for a hotel, where you can get a 20%).

DETAILS:

Diagrams and titles are all clean and ready for inspection. All pieces (apart from the 11.200 sq. meters) are not forest areas. Clean with archeology also. 

BLUE PIECES 69.000 sq.meters (34.000 the "NORTH" + 35.000 the "SOUTH")

RED PIECE 11.200 sq.meters ("PRIVATE FOREST" goes together with THE BLUE "SOUTH"). 

The pieces are all even and buildable. Segmentations have been realized per 4.000 sq. meters - all segmented pieces are slightly over 4.000 sq.meters. (after 2004 the law changed and it became obligatory to own at least 8.000 sq.meters for a piece to be even and buildable, but the owners of lands who had segmented their pieces before 2004 -as we- retain the 4K privileges). NO TAXES HAVE TO BE PAID FOR OWNING THE LAND AS IT IS.

EXTRA FACTORS OF INTEREST

A. Syros is a point of great potential due to its position and its history (see wikipedia link/attachment). It is clear that Syros is going to be the next "big thing" in the Cyclades, since Mykonos, Santorini and Paros are already saturated, plus the fact that there is no available space. Especially in Mykonos and Santorini potentially available pieces are not recommended for long-term investing since they have reached extremely high prices. Syros has its own airport, and fully operational port thus providing easy and quick access to Athens and Piraeus all year-round. Due to its position, the island offers quick access to all Cycladic islands such as Mykonos, Santorini, Paros, Antiparos, Naxos, Andros etc. Also, the island has a season of 12 months and it has charactersistics rarely found in other islands of the Cyclades, such as a fully operational public hospital, theater, cinemas, even a Casino. Last but not least, tourism in Syros is considered to be of a quite high quality level. Another interesting fact giving a special color to Syros is that almost 50% of its population are Christian Catholics, while the other 50% are Orthodox. Climate is very mild, having a relatively cool summer and sweet winter. Galissas is located 8km away from Ermoupoli, the capital of Syros. Syros also has a quite famous shipyard, mainly operating as a repairing site for big vessels.

B. Galissas Bay is the biggest and most well known beach of Syros, white sand in and out. Due to its morphology, depth, orientation and weather protection it is a natural shelter for boats, even for mid-sized yachts.

D. Building coverage: 5% (200 sq.meters) for every 4.000 sq.meters piece + 2% on top of 4.000 sq. meters. For example, for a piece that is 4.200 sq.meters one can LEGALLY build 200 sq.meters (5%Χ 4000 sq.meters) + 4 (2%Χ 200 sq.meters) = 204 sq.meters On top of that you can add semi-basement areas, basements, pools etc

For HOTEL building, the building coverage for all the land can come up to 20%, you need to get the permission from the Greek Toiurism Organisation (EOT).

E. Distance from the sea (via the road) is about 700 meters for the "south" and 1000 meters for the 'north" piece. The distance is considerably less in a straight line.

F. Seaview from both areas is excellent. 

 G. In considering the value of the pieces, one has to take into account that they are not forest areas (such as many of the neighbouring ones), the privacy of their locations, accessibility to the beach and the village of Galissas. Furthermore their exclusivity, due to the fact that they are divided and segmented before 2004. Additionally, most of the properties in this area are not segmented at all yet (thus they cannot be sold) and many others are owned by various owners, where the titles are extremely difficult -if not impossible- to be determined and cleared. Land Registry has been completed in the island of syros

H. All pieces are clearly divided and delimited with wooden sticks/landmarks, so that they can easily been recognised. 

I. Potential usage of these pieces of land could include (examples) long term investment, luxury residential resort building, hotel, Rehabilitation Center / Medical Tourism, model/luxury resort for pensioners, combinations of the above.There is international interest for Syros currently, and the most recent interest was expressed from the American cinematographer and director Steve Bernstein who is interested in establishing an international Cinema School and Production Studios in Syros (see articles below).
